To officially book your room you must reserve it online or call the Cliff House Lodge at (303)-697-9732. A payment of 50% of your reservation total plus tax is due to hold your reservation. Should you book an extended stay with us equaling more than three days we can arrange to take a smaller portion of the total during the booking process. You may email us for availability, rates, or any questions or concerns.
In case of a cancellation, your deposit will be refunded with at least seven days advance notice, minus a 10% administrative fee taken from the reservation total. You will be required to forfeit the deposit on cancellations between 7 days and 72 hours before your reservation. Cancellations or No-Shows that occur within 72 hours of the reservation date are required to pay 100% of the reservation total. There are no refunds for early departure. The placement of your deposit acknowledges acceptance of this policy, as well as all other rules and regulations.
There are no refunds, whole or in part, with less than 72 hours notice. We will try to work with you depending on circumstance. However, we will not be able to work with you regarding any special packages that may have been booked with outside entities including caterers, chefs, wedding arrangements, hairstylists, florists, massage therapists, or any other scheduled service and/or material providers.
Due to the limited number of Cottages and rooms at Cliff House Lodge, and to avoid any disappointments, advance reservations are highly recommended. A deposit is required on all reservations, which includes, but is not limited to, lodging, business meetings, weddings and receptions. The deposit is half the amount of your reservation plus tax. A deposit is required at time of booking. The deposit may be charged to any MasterCard, Visa, or American Express credit card, and will be processed when the card number is given. Please note: If your card declines your reservation will automatically be cancelled.
Debit cards – Please note: When using a debit card, funds are charged immediately like cash, and any authorization can be held by your bank for up to 14 days. These are policies of individual banks, not Cliff House Lodge. Cliff House Lodge is not responsible for the loss of use of these funds or any possible overdraft charges.
All Cottages are double occupancy except for Stone Street and Dino Den, which can sleep 4. There is a $50 charge for each additional person staying overnight. Any additional persons that are not accounted for on the reservation are not allowed on premises overnight, regardless of age. There will be a $50 charge added to your bill for anyone staying overnight that has not been announced at check-in.
The Historic Cliff House Lodge thrives on being a romantic get-away for couples. There must be someone of 21+ years of age to validate the reservation.
Check-in time is 3:00 pm. Check-out time is 11:00 am or by appointment. We have a reasonable grace period for arrivals & departures. If you feel your arrival will not be during normally scheduled hours, please make prior arrangements with us and we can surely accommodate you. Standard check-in is available from 3pm until 7pm. Late check-in after 7pm can only be allowed with prior arrangements. Please contact the Innkeeper to make early or late check-in arrangements.
Late check-out is also available for fee depending on if the cottage is booked the next day.
Our Cottages and rooms are cleaned, inspected and inventoried. Any damages or missing items will be charged to the guest’s credit card on file. Fees related to cost of repair or replacement of damaged property will be the guest’s responsibility, and will be billed separately from other charges. Unreasonable wear and tear and other cleanup problems will be billed to the guest in addition to all other charges as per our policy. Cliff House Lodge is not responsible for items left in the room after checkout. We can arrange to mail whatever property is found to you, to include shipping and handling.
Cottage keys may be left in the room or deposited at the reception desk at check-out or when guests leave the premises. Lost and/or non-returned keys will result in a $50 charge to pay for lock replacement
We are pleased to offer complimentary parking on our grounds for patrons staying at Cliff House Lodge. All Cottages are limited to two vehicles on the grounds at any time. Should there be more than two vehicles, a $25 charge per day per extra vehicle will apply. If a vehicle has not been registered with the front desk, it will be ticketed and/or towed from the property at the owner’s expense. If you are issued a parking pass, required by Morrison Police Department on Red Rocks concerts nights, and fail to return it at $50 fee will be added to your bill.
Sleeping in vehicles on site is not allowed. If found sleeping in a vehicle on site, you will be considered a trespasser, and the proper authorities may be contacted
WE ARE CANNABIS FRIENDLY. There are patios provided adjacent to the Cottages that are designated smoking areas. You may also smoke in the main lodge. THERE IS NO SMOKING IN ANY COTTAGE. There will be a minimum $250 fee if we think you smoked inside of any cottage. This fee is used to deep clean and restore the room back to its non-smoking condition.
Cliff House policies on the use or possession of illegal substances on our property shall conform to current Colorado State laws.
The Historic Cliff House Lodge & Hot Tub Cottages reserves the right to refuse guest entry and accommodation if on arrival, management reasonably considers the guest to be under the influence of alcohol or drugs, or is behaving in a threatening, abusive or otherwise unacceptable manner. Behaviors deemed as disrespectful to the Innkeepers, or that affect the safety or peaceful enjoyment of other guests, will result in a request to leave the premises without refund. Guests must comply with all federal, state, and local laws as well as the rules and regulations of The Historic Cliff House Lodge & Hot Tub Cottages. If a guest does not comply with the rules and regulations, the guest may be asked to leave the premises without refund.
We ask that you DO NOT wear street clothing of any kind while in the hot tubs. Detergent and dyes from street clothing cause the hot tubs to cloud and foam, as a result the hot tub must be drained and cleaned. Any bathing suits worn MUST be washed along with your person prior to entering the hot tub. Our tubs are regularly drained, sanitized and cleaned. In between cleanings the tubs are PH balanced and shocked daily with bromine tablets. Please help us conserve water: wash before entering tub, do not eat or spill drinks in the tub- please treat the tubs with respect and keep it clean!
Please DO NOT use glass in or around the hot tubs. Broken glass is a hazard and can cause serious injury. Should a glass be broken in or near the hot tubs, please report it to the front desk. If it is not reported to the front desk before leaving, and glass is found in the hot tub after your departure, you will be charged the full hot tub cleaning fee of $250.
If children are staying with you on property, it is imperative that an adult accompanies them at all times in or around any of the hot tubs to avoid the possibility of accident or injury.
If the cleaning of a hot tub has to occur outside regularly scheduled times due to guest negligence, a cleaning fee will be charged to the credit card on file. This can include, but is not limited to, wearing of clothes inside the tubs, broken glass in or near the tubs, or foreign objects other than water safe toys found floating in the tubs. This fee will be assessed according to how many hours it takes to restore the hot tub to working order. The hourly rate to clean the hot tub is $75. The total fee for cleaning the tub will not be less than $75, nor greater than $250.
Cliff House Lodge has some cottages that are pet friendly. There is a non-refundable fee of $30 to have your pet stay with us. The guest is responsible for cleaning up after their pet on the grounds or around the property. Cliff House Lodge does not accept any responsibility for a guest’s pet. Should an accident occur involving the pet, the owner of the animal is completely responsible for any and all damages and liabilities. If a pet is found to be a nuisance, the guest will be asked to vacate the premises without refund.
